The Home Inspection
Most buyers elect to have a home inspection done before closing on a property. The purpose is to identify existing or potential problems with the home before you buy it. Most offers to purchase are contingent on a satisfactory home inspection, so if noteworthy issues are found, you can cancel the purchase or negotiate for repairs.
Because the inspection is for your benefit, you are responsible for hiring and paying the home inspector.
Finding a Home Inspector
Finding an experienced home inspector who will provide you with an accurate and thorough inspection is very important. After all, you need an expert opinion on the condition of your future home (and significant investment).
There are lots of inspectors out there, and the quality of their work can vary. So before hiring an inspector, ask around for recommendations or give Donna a call for a list of home inspectors she’s successfully worked with in the past.
The Inspection Report
Home inspectors use a variety of report styles, but regardless of format, a good inspection and accompanying report will supply you with descriptive information on the home’s condition and repair recommendations. Inspections usually cover these areas:
- Structural elements (roof, foundation, attic, floors, ceilings)
- Exterior (siding, trim)
- Plumbing system
- Electrical system
- Heating/cooling systems
- Insulation/ventilation
- Built-in and/or conveying appliances
What Really Matters
Most of your inspection will be maintenance recommendations, life expectancies, and minor imperfections. These are good to know about, but problems that really matter fall into one of the following categories:
- Major defect
- Issue that could lead to a major defect
- Issue that may hinder your ability to finance, legally occupy or insure the home
- Safety hazards
Anything in these categories should be addressed. Often, a serious problem can be corrected quickly and at a reasonable cost. Remember, no home is perfect and sellers are not obligated to repair everything in the report. Keep things in perspective and do not kill your deal over items that are minor.
